Frequently Asked Questions
Q: Who is required to purchase flood insurance?
Mortgage holders in high-risk areas
Per the Flood Disaster Protection Act of 1973 and the National Flood Insurance Reform Act of 1994, homes and businesses in Special Flood Hazard Areas (SFHAs) with mortgages from federally regulated, supervised and insured lenders are required to have flood insurance. When coverage is federally required, the insurance payment must be escrowed. Although federal law doesn’t require flood insurance in moderate to low-risk areas, your lender may still mandate it.
Lenders typically only require enough coverage to protect their loan balance (up to the NFIP maximum), which could be less than the actual cost to rebuild your home.
If you choose to purchase only the minimum amount required by your mortgage lender, you may be left underinsured for your actual property value. Our digital quote tool allows you to easily compare and select higher coverage limits to fully protect your asset. Please note that opting for only the lender-mandated minimum may require a digital coverage declination signature during the final binding process.
Previous recipients of disaster assistance
Clients who live in a high-risk flood area and have received federal disaster assistance following a presidential disaster declaration must keep flood insurance to be considered for any future federal disaster aid.
Q: How long does it take to get a quote?
Most online quotes take less than 2 to 3 minutes to complete. Because our system instantly scans both top private carriers and FEMA/NFIP options, you will see your initial rates and coverage choices almost immediately without any long delays.
Q: Is there a waiting period for flood insurance to go into effect?
Yes. For standard NFIP (FEMA) policies, there is a mandatory 30-day waiting period from the date of purchase before your coverage becomes active.
Exceptions to the 30-day waiting period:
- If you are purchasing flood insurance to close on a new home or mortgage loan, the standard waiting period is waived entirely.
- If additional insurance is selected as an option on your insurance policy renewal bill.
- If a building is newly designated in a Special Flood Hazard Area (SFHA) and flood insurance is purchased within the 13-month period following a map revision.
- If a property is affected by flooding on burned federal land and the policy is purchased within 60 days of the fire-containment date, the waiting period will be 1-day. Waiving of the waiting period is determined at the time of claim.
What about Private Flood Insurance?
If you choose a Private Flood carrier rather than the standard government program, the rules may differ depending on the company:
Potential for Shorter Wait Times: Depending on the specific private carrier, waiting periods can sometimes be reduced to 10 to 14 days (or fewer), though some private companies do still mirror the standard 30-day rule.
Policy Rollovers: If you are seamlessly switching from an active flood policy to a private one without a gap in coverage, the waiting period is often waived entirely.
